A Dynamic and Historic Region in the Heart of Mauritius
The Plaines Wilhems district, located in the centre of Mauritius, is one of the most emblematic regions of the island, combining a rich history, a high population density and a unique natural environment. Although this region is not bordered by the sea, it offers a variety of landscapes, ranging from green mountains to spectacular panoramas, which make it attractive to both locals and investors. The name Plaines Wilhems comes from a historical mystery, linked to Wilhelm Leichnig, a 17th century German settler and important figure in the region.
A booming real estate market
The Plaines Wilhems region is experiencing real estate development, particularly in its large cities such as Quatre Bornes, Beau Bassin-Rose Hill, and Curepipe, all recognised for their historical heritage and economic dynamism. The real estate market is booming there, with increasing demand for residential and commercial properties.
Real estate opportunities to seize
The main towns of Plaines Wilhems attract a large number of investors due to their proximity to the capital, Port Louis, and their rapid development. Quatre Bornes, nicknamed the “city of flowers”, is a key residential centre, with a real estate market that adapts to a rapidly growing population. Similarly, Beau Bassin-Rose Hill, merged due to its population growth, is becoming a popular location for families looking to settle in a quiet environment while remaining close to urban centres.
- Average residential property price: Between 30,000 and 45,000 MUR/m² for properties located in the most sought-after areas of Quatre Bornes and Beau Bassin.
- Luxury Villa Prices: Starting from MUR 12,000,000 for well-located properties with mountain views or close to business centres.
An attractive luxury real estate market
Curepipe, with its magnificent mountainous landscapes and historical sites, is another key area in the Plaines Wilhems district. This town, which saw its development accelerated by the construction of a road linking Port Louis to Mahébourg in the 19th century, is becoming an increasingly popular choice for investors looking for exceptional properties.
Heritage and nature: Curepipe’s real estate assets
Curepipe, with its colonial houses and its Botanical Garden dating from 1870, offers a unique living environment. The proximity of the Trou aux Cerfs, an inactive volcano, and the Domaine des Aubineaux makes it an attractive destination for lovers of nature and history. This town is one of the oldest in Mauritius, and it benefits from real estate development oriented towards prestigious properties.
- Luxury villa prices in Curepipe: From MUR 8,000,000 for properties with stunning mountain views and access to tourist sites.
The commercial sector in full diversification
The Plaines Wilhems region is not only attractive for residential properties, but also for commercial real estate. Cities like Vacoas-Phoenix and Beau Bassin are key economic centres with industrial zones, shopping centres and offices in development. Economic diversification and population growth contribute to a strong commercial real estate market.
- Commercial rent in large cities: Between 30,000 and 60,000 MUR for commercial premises of 100 to 150 m² in high-demand areas such as Vacoas-Phoenix and Beau Bassin.
The natural charm of the Plaines Wilhems
The Plaines Wilhems benefits from several tourist attractions such as the Curepipe Botanical Garden, the Trou aux Cerfs, as well as the nearby Tamarin Bay. These sites reinforce the demand for seasonal rentals and holiday homes. The rental sector, particularly in high season, represents a lucrative opportunity for investors.
- Seasonal rental yield : Up to 8% per year for properties located near popular tourist areas such as Curepipe and Quatre Bornes.
The name "Plaine Wilhems" comes from an enigmatic German who lived there in the 17th century among the slaves. Commander Le Toullec, who landed on the island in 1720 with five other men, met this mysterious man: Wilhelm Leichnig, a native of Cologne. In the writings it is said that he was forgotten by the Dutch. It was probably not an oversight but rather a desire on his part to stay on Mauritius. According to his descendants, he was the first to begin interbreeding. Since he lived with the slaves not far from the great Black River, he had a love affair with one of them. Ancestor of the oldest family to have settled on the island, Leichnig gave his first name to the highlands of Mauritius. Married in 1732 to a Creole, mixed race of European, Portuguese, Indian and African descent, they had 12 children together. It was not until 1920 that the Leichnigs settled back in Mauritius. The surname changed to Leckning because the French pronunciation was a source of puns! Few Mauritians know this story and the origin of the name of the Plaines Wilhems.
